Expansion Manager - Store Acquisition and Deals
About the Role
As an expansion Manager you will own end-to-end pipeline of store locations — from lead generation to signed agreement — ensuring a strong, continuous pipeline of viable sites aligned with expansion targets.
What You Will Be Doing
1. Lead Generation & Pipeline Building
Build and manage a strong network of brokers, property consultants, and local contacts
Actively scout high-potential locations on ground across target markets
Maintain a healthy pipeline of leads (minimum 3–4x monthly target)
2. Site Evaluation
Assess locations based on:
Footfall potential and catchment quality
Visibility, accessibility, and frontage
Competition and market density
Capture structured site data (photos, videos, measurements, surrounding ecosystem)
3. Deal Negotiation & Closure
Negotiate:
Rent, deposit, escalation terms
Lock-in period and tenure
Landlord scope for civil/infra contributions
Drive closure from LOI to final agreement
4. Handover to Execution Team
Ensure complete and clean handover:
All site details documented
Commercial terms aligned
Landlord commitments clearly recorded

Strong negotiation and persuasion skills

Local market understanding and street intelligence
Relationship building with brokers and landlords
Basic financial/commercial judgment
Structured thinking and documentation discipline
3–7 years in retail expansion, real estate, or broker-driven environments
Strong local network preferred
Experience in QSR, grocery, or retail chains is a plus
